The Sullivan Farms Community

Sullivan Farms is located in Franklin, Tennessee in Williamson county. Nestled on what was once a tobacco farm the Sullivan farms community now consists of approximately 750 homes within seven sections. The seven sections of Sullivan Farms are: The Run, The Meadows, The Cove, The Ridge, The Downs, The Chase, and The Highlands. Drees is the only builder remaining in Sullivan Farms with only a few market homes available for sale.

Homes are mostly brick built and offer crawl spaces. There are a few basement homes. Homes range from the smallest home at 1800 square feet to the largest over 4000 square feet. All homes in Sullivan farms have a minimum of 2 car garage and many offer 3 car garages.

Home Owners Association

The Board of Directors took control of the Home Owners Association (HOA) in the spring of 2003. There are seven positions on the board and each member serves a two year term. Elections are held in February of each year at an annual HOA meeting. Everyone is invited to the annual HOA meeting in February. If you are interested in becoming a member of the board contact Betty at Southland Management.

Community Pool

The Pool pavilion opens on Memorial Day weekend and closes Labor Day weekend. The pavilion offers a secure location for residents to use with personal key code access. The pavilion has public restrooms, provides shelter during those brief summer showers, and are used for several HOA social events held during the year.

The pool is for Sullivan Farm residents and their guest only. There is always at least one lifeguard on duty (sometimes 2 during the busy hours) during open swim hours and there is a 15 minute break for kids every hour to allow adults time to swim without the constant splashing of kids. The pool is 3' to 5’ deep and there is a separate "kiddie" pool nearby. Lounge chairs, tables, and umbrellas are available. Swim lessons are typically offered at the pool during the summer for a fee. Also the pool offers early bird hours for lap swimming only. You must be 18 years of age or older and will need to contact the Southland Management for access code.

Future Amenities

The Sullivan Farms HOA would love to add several amenities desired by the homeowners including a second larger pool, clubhouse, larger parking lot, expanded playground, tennis courts, basketball court, and soccer fields. These are all future plans and hopes. Sullivan Farms currently has a nice pool, playground, field area used for soccer, and a pool cabana (not a true clubhouse). Sullivan Farms has fundraising efforts occasionally to fund the future dreams.
